What are floorplan services?

A measurement service is just what it sounds like: An appraiser measures the dimensions and area of the property, then draws a basic or highly detailed floorplan based on your needs. The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable space, of your home. These services are helpful and sometimes necessary when challenging property taxes or selling a property.

How do measurement services work?

During a home measurement service, an appraiser takes measurements of the property with a measuring tool — either a tape or laser measuring device. As they tour the home, they make note of the layout of the rooms and other features, like stairs, entryways, and fireplaces. They may sketch out the property. Then, the appraiser types up a report and detailed floorplan showing the total area of the house and the overall layout. The finished report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When is a home measurement or floorplan service necessary?

Disputing property taxes

Tax records often reflect the wrong square footage because the values can come from several sources, and sometimes go unverified — which means you may be paying for more square footage than you have! Unless an appraiser has recently executed a valuation on your property (after any renovation that might have affected square footage), you'll need one to perform a measurement service before disputing your taxes. An appraiser assesses the accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Selling your home

A home floorplan service will secure a fair price for your house. Living space is one of the biggest factors potential buyers consider when purchasing a home — but since these values are often estimated rather than properly measured, your listing might show less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially reduce the price of your property as well as the number of potential buyers. The only reliable method of using a definitive GLA when listing your property is to reference a recent appraisal or home measurement service performed by an appraiser (after any remodeling that might have affected square footage).

For agents

To make certain that your client's property closes at a price that accurately reflects market value, we recommend requesting a home measurement of the property. Clients, and especially potential buyers, will be grateful for your thoroughness, and you can rest assured knowing the GLA on your client's listing is a true representation of their home. A floorplan can also be a fantastic marketing tactic to entice potential buyers since they can review the layout and details of the house before and after touring.
